Bradford's 'best located building' goes on the market with £4.2 million price tag

A CITY centre building described as potentially the largest Grade A office block in Bradford and “the city’s best located building” has gone on the market with a £4.2 million price tag.

Until recently the Interchange office building on Nelson Street was one of two HMRC offices in Bradford city centre.

But HMRC staff left the building, which was built in 1992, in September 2019 as part of a major shake up of the service.

In 2018 it was announced that the building’s owners, Luxembourg based Bourdon Interchange SARL, were planning to refurbish the building to create Grade A office space in a bid to attract new tenants.

Grade A is the highest standard of office development, and a lack of such space in Bradford had been given as a major reason for large businesses not investing in the city.

But work on converting the building, next to Bradford Interchange, stalled, having only been “part completed.”

Now the building, dubbed Latitude, has been listed for sale, with a £4.2 million asking price.

The listing, by Sharma Williamson, says the building has potential to become 60,000 square feet of Grade A office space, or “different use potential (residential, hospitality, education etc.) – subject to consents.”

It also has parking space for 116 cars.

The property is described as “the city’s best located building with fantastic potential.”

Promotional material adds: “In its current form, the property provides c.60,000 sq ft of office accommodation which has recently been undergoing redevelopment to provide the largest Grade A office building in Bradford.

“The proposed works have been part completed and our client has made the decision to sell the premises in their existing condition, providing an unrivalled opportunity for potential purchasers.

“Bradford is experiencing a dramatic rise in investment and developer interest as global business’ realise the huge potential of one of the UK’s largest and fastest growing cities.”

Although there is no accepted standard for what classes as Grade A office space, it generally includes air conditioning, raised, accessible flooring and suspended ceilings.

In recent years Bradford Council has raised the lack of such office space in Bradford – a city where much of the office space is based in buildings that were built decades, or centuries, ago, as a major stumbling block to attracting companies to set up in the town.

This lack of Grade A office space has also led to the Council and West Yorkshire Combined Authority looking to develop One City Park – a £25 million, 56,403 sq ft office development next to City Park, on the site of the former Tyrls Police Station.

The Government provided £7.5 million funding towards that scheme in August.
