Developer reveals city centre office plan

A BRADFORD based developer has revealed plans to build a new office block in the city centre.

A planning application has been submitted to Bradford Council by Masood Zaidi, of Little Germany based Overland Developments, to construct a three-storey building with a two-bed flat above office space.

The proposed 474 square metre office block would be built on a car park area of Augustus House, just off Shipley Airedale Road and opposite the Leisure Exchange.

The architect behind the scheme says it will “bring a higher quality of build to Bradford.”

Overland Developments is currently based on Vicar Lane in Little Germany, but will move into the new offices if the plans are approved.

The building’s designer says it will take the company’s work in Bradford “to a further stage.”

The application says the plans include parking spaces for 18 cars, and that 15 full time and five part time jobs would move to the development.

Access to the building would be by New Augustus Street.

The site of the proposed development is next to Augustus House, a large former office building that was recently converted into apartments after change of use permission being granted in 2017.

The company says that this conversion to residential means the staff parking area the office would be built on, described in the application as a “redundant, fenced off car park” is no longer needed.

The modern looking building has been designed by Wilsden based C49 Architecture.

Josh Harling, Director and Architectural Technologist, said: “The office block is to be built for a large local developer in the area who are moving offices from Little Germany into these purpose built offices.

“They invest in Bradford and have undertaken many commercial, residential schemes in the area.

“The scheme has been brought forward due to the car park of Augustus House, which the developer owns, not requiring the full need of the carpark since its conversion to apartments.

“The design of the offices has been done to showcase the types of developments the client wants to bring to Bradford as he strives to bring a higher quality of build to Bradford.

“This is replicated in one of his other schemes he currently has in planning.

“The developer has designed the scheme to be his office base and to take his business and developments in Bradford to a further stage.”

The application shows two storeys of office space, with a third storey and attic space being taken up by a two bedroom apartment, complete with games room and gym area.

A decision on the planning application is expected in January.
